Society members get higher carpet area (40%-60% - can go upto 100%*) as compared to developers (20%-30%). Society members can further buy extra area at a better discounted price.

In self-redevelopment project Surplus gets distributed amongst society members and can be used for maintenance in future (which otherwise earned by developers as profit)

Total Control

In Self redevelopment, Total Control is with society members and all decisions related to design and development are taken by members; like agencies/resources appointment, cash flow decisions, sales decisions, design decisions and all other day to day decisions of the project.

Society Owned

Project Sanctions, Approvals, NOCs, designs and documents will be in the name of the society and so there no requirement of transfer assets in future from developer to society.
